What are Wall Ties?

Wall ties, also known as ‘brick ties’, are used in buildings with cavity walls. Cavity wall ties are an important structural part of any building.

They’re required to tie the visible protective outer cavity of brickwork or blockwork of a building together with the inner wall or masonry skin (the structural and load bearing part of the building). Ties are placed in the cavity wall during construction of a property and spans the cavity.

Identifying Wall Tie Failure

Visually, it’s hard to tell if wall ties have failed and to what extent. If a wall has horizontal cracks in your outer wall, then it’s likely that your cavity wall ties need replacing. When checking your external walls there are a few visual indications to look out:

  • Horizontal masonry cracking
  • Cracks on rendering
  • Bulging or bowing walls or brickwork
  • Separation of window reveals

Unfortunately, wall ties that are made of mild steel will corrode eventually. Wall ties in properties constructed before 1940 used many different materials and it is almost impossible to say how long these ties will last.

According to various sources, properties constructed between 1940 and the 1960’s can be roughly estimated to:

  • Wire Ties – between 15 and 30 years
  • Strip Ties – between 30 and 60 years

As for properties constructed between the 1960’s and early 1980’s:

  • Wire Ties – between 13 and 26 years
  • Strip Ties – between 23 and 46 years
